Why is my roof leaking?

There's 7 common reasons as to why your roof is leaking. The first one, is simple, and it's the reason why we decided to bring quality to this industry. 

1. Bad Installation.

Fortunately, this is not your fault, however it is now your responsibility to make sure you don't go through this again.  Usually we see a roof with multiple layers, high nails, or not enough nails. It is not rare to see nail penetrations in the wrong area. These are signs of a fly by night contractor who did not vet or care to quality check the roofer. 

2. Vents, Skylights, and Chimneys.

It is possible that your roof may leak due to vents, skylights, and chimneys. They may leave gaps along them that allow water to seep inside if they are not installed properly.

Those features must be properly sealed and watertight during installation. Over time, you may have to reseal them to keep them protected.

Unless the hole matches the skylight size precisely, skylights can leak. The insulation around the skylight can also deteriorate over time and allow leaking. Cracks and damage to the actual window are other potential leak sources.

Chimneys may break down over time and allow water into the home. Damaged or missing mortar and holes in the chimney are potential causes.

3. Failing Gutter System.

Usually this can be as simple as your gutters needing a good cleaning from leaves, sticks and debris. If you don't clean your gutters regularly, the debris builds up and keeps water from flowing. The water can build up onto the roof, where it can go under the shingles and cause leaks. So plan on having your gutters cleaned regularly, simply call us and we can schedule your cleaning quarterly. 

4. Damage to Flashing.

Flashing is metal that goes over joints and seams to protect from leaks. But it can also be a potential cause of leaks.

Flashing that's not installed correctly can allow water to enter. The flashing may move out of position if it's not attached well.

It can also get damaged over time. The metal might corrode, crack, or otherwise get damaged and let water in.

5. Roof Slope Issues.

Roofs with shallow slopes or flat roofs are more likely to leak. A sloped roof helps water run off efficiently. When your roof does not have much slope, water can pool up or slow down, eventually leaking into your house.

6. Ridge Caps and Valleys.

You may enjoy the architectural design of the peaks and valleys on your roof, but they also contribute to the risk of water leaks. Those specific areas may not be properly sealed if you notice leaks coming into your home.

Valleys are the V-shaped spots where slopes meet. There is a risk of water seeping inside a valley if the material covering it is damaged. They can also leak if they were'nt sealed properly.

7. Attic Condensation.

Sometimes, the damage isn't caused by water coming from outside. Water damage and leaks inside your home can result from condensation buildup in the attic.

A poorly ventilated attic or inadequate insulation causes condensation. As a result of extreme temperature changes, condensation can be exacerbated.

Additionally, condensation can cause mold and mildew to grow in your home, potentially causing water damage.
